General conditions of use of RegistroPortal services

Nexora Data S.L. is a company specialized in intermediation services for obtaining registry documents from the Spanish Property Registry.
2. Object and Scope of Application
These terms and conditions regulate the use of services offered by Nexora Data S.L. through its web platform, including:
- Obtaining informative Nota Simple
- Property Registry search by person
- Issuance of Property Location Notes
- Property Registry information consultation
3. Nature of Service
Important Notice
RegistroPortal S.L. is a private company that acts as an authorized professional intermediary. We are NOT an official State agency nor do we depend on the College of Property Registrars.
Service Characteristics
In all cases, the client contracts NEXORA DATA SL for the provision of professional services of legal advice, management and processing of procedures on their behalf. The object of the contract is the provision of legal services performed by NEXORA DATA SL professionals (lawyers, administrative managers and other qualified professionals). Registrogestion.es will process the client's request before the corresponding public registries. registrogestion.es will carry out these procedures in the client's interest. When requesting the services, the client expressly declares that they have a legitimate interest in obtaining the requested information or documentation and that they have, where applicable, the necessary authorizations to request it. In the procedures carried out before the Property Registry, registrogestion.es will indicate that the reason for requesting the documentation or information is "legal research of the property, its ownership or its limitations". If the client has another legitimate interest, they must expressly indicate it in the registrogestion.es form. The client authorizes registrogestion.es, when technically possible, to process the information contained in the documents managed on their behalf and convert such information to text format so that it can be accessible through online applications (SaaS). Public authorities may request additional documentation if they so require. In such case, we will request such documentation from the client. These requirements may depend on circumstances beyond our control. As managers, we will forward these requests to the client, who undertakes to send us the additional documentation necessary to complete their file within the established period. If the required information is not provided, the request will expire due to non-compliance with the client's obligations. In such situation, the processing will be cancelled without any right to refund, since there is no error, omission or responsibility attributable to our company.
Language used for contract formalization
The contract may be formalized in Spanish language.
Our services consist of professional processing of registry document requests before the corresponding Property Registries, streamlining the process for our clients.
4. Service Conditions
1. Order Processing and Cancellation Policy
From the moment the registration and order are validated at registrogestion.es, the User expressly authorizes and entrusts NEXORA DATA SL with the initiation of the relevant administrative procedures. In order to guarantee delivery deadlines, file processing begins immediately.
2. Shipping and Processing Deadlines
All documentation is delivered exclusively electronically to the email address provided by the client. Deadlines are established as follows:
- Nota Simple: Less than 24 hours (standard service) or less than 6 hours (urgent service)
- Property Registry: Less than 48 hours
- Location Note: Less than 72 hours
Urgent Service Specifications: For urgent orders, registrogestion.es commits to completing the internal processing in less than 4 business hours. This internal processing time is guaranteed during the time slot between 08:00 and 17:00, Monday to Friday.
However, the final issuance and delivery of the document depends exclusively on the opening hours of the Property Registries (which remain closed in the afternoons, weekends, and holidays). If an urgent order is placed outside these hours (or during the weekend), it will be placed at the top of the list to be processed first thing the next business day. Note: The urgent service will automatically convert to standard or be cancelled if the Registry requires additional information or error corrections that block the issuance.
3. Guarantees and Right of Withdrawal
The Client acknowledges that the service begins immediately upon validation of the order. Depending on the processing stage of the file, the following refund conditions apply:

Cancellation before order processing
If the Client submits a cancellation request before the ordering process with the Registry has been initiated by our services, a full refund of the amounts paid will be issued.

Cancellation after order initiation (Partial or Total)
Once our services have initiated the procedures with the Registry, a fixed processing fee of €9.90 per ordered document will be retained in the event of cancellation.
Special case for bulk/grouped orders: If an order includes multiple assets (e.g., 3 properties) and a portion has already been processed or is currently being processed, no refund can be issued for the documents already delivered or already ordered from the Registry. The client accepts that the Registry's response time may vary and that a prolonged wait for one of the documents does not justify a refund for services already initiated or provided.

Request rejected by the Registry ("Denegada")
If the request for a Nota Simple is rejected by the Registry (Denegada status), whether upon the first attempt or after several exchanges with the Client to attempt to regularize the file, no refund will be granted. The fees incurred cover the expertise and the search procedures carried out by our services.

Non-conformity of the received document
Once the official document has been issued by the Registry and transmitted to the Client, the service is considered fully executed. If the Client believes that the document does not meet their expectations, no refund may be claimed; our service's responsibility is limited to the transmission of information as it appears in the official registers at the time of the request.
4. Bulk Orders (Up to 100 properties)
In the case of bulk orders (which may include up to 100 properties), the following billing and processing rules apply:
- Billing per Result: The Client will be charged the unit price per document multiplied by the total number of properties identified and processed.
- Independent Line Items: Within a bulk order, each property is treated as an independent service line. Any delay or the impossibility of obtaining a document for one specific property does not invalidate the order for the other properties found.
- Final Adjustment: If certain properties are not found by the Registry after a thorough search, the billing will be adjusted based on the actual number of results, in accordance with the cancellation and management fee rules mentioned in Article 2.
5. Client Obligations
The client commits to:
- Provide truthful and accurate information in their requests
- Provide all necessary data for processing
- Make the corresponding payment according to established conditions
- Use obtained documents in accordance with current law
- Not reproduce, distribute or commercialize services without authorization
6. Limitations and Exclusions
Nexora Data S.L. is not responsible for:
- The accuracy or completeness of data contained in official documents
- Delays caused by official agencies
- The impossibility of obtaining documents for reasons beyond our control
- Improper use that the client may make of obtained documents
7. Data Protection
Personal data processing is governed by our Privacy Policy, complying with the General Data Protection Regulation (GDPR) and the Organic Data Protection Law.
8. Modifications
RegistroPortal S.L. reserves the right to modify these terms and conditions at any time. Modifications will be effective from their publication on the website. It is recommended to periodically review these terms.
9. Applicable Legislation
These terms and conditions are governed by Spanish legislation. For any controversy, the parties submit to the courts and tribunals of Madrid, Spain.
